2 Ruskin Square is a steel framed 10-storey building. Our scope included pile caps and below ground drainage with external services, the construction of a suspended R.C. ground floor slab, two R.C. concrete stability cores with embedment plates, composite concrete slabs from level one to the roof, and precast stairs and half landings to all stair cores.
Structures
Substructure

The building is supported by a series of CFA piles grouped under pile caps at column locations. The ground floor consists of a stepped suspended r.c. slab, waterproofing to the underside and below ground drainage. There was limited logistics space around the perimeter of the building line, so part of the ground floor slab was further reinforced to be used as a logistics slab to allow two full concrete wagons to be driven on the slab.

The two reinforced concrete stability cores extend from the ground level to the roof and are located centrally within the floorplate, enclosing the lift shafts and providing overall lateral stability. Both cores were formed using Doka SKE50+ jumpform technology.
Architectural Concrete

Blossom Street was used as a reference project for the high-spec concrete finishes selected for the walls and soffits of the lobbies and stairs, including a double-height feature wall in the reception lobby of the south core. The precast stairs, half landings in the stair cores and internal stair core walls were also visually exposed.

The project has a BREEAM Excellent target with an aspiration of achieving BREEAM Outstanding. The building is designed for adaptability and re-use, will be fully electric, and will minimise operational energy use as a design for performance (NABERS UK) pioneer. To minimise embodied carbon, we used a 70-75% GGBS concrete mix in the foundation, slabs and floor plates.
