North East Quadrant was the second phase of the Regents Place masterplan. The development comprised of a high rise residential tower and a medium rise office complex, joined by a shared basement for below ground car parking.
Initially working as Principal Contractor for British Land, we were appointed to deliver the reinforced concrete substructure package and later appointed by Lendlease to deliver the superstructure package.

Substructure

The substructure works comprised the construction of the shared basement box to ground floor level as well as three reinforced concrete structural cores for the commercial buildings. Works included foundation and perimeter wall piling; a substantial muck shift of 35,000 m², all below ground drainage; lightning protection; foundations; ground bearing slabs, steel sheet piling and propping to form the lower basement, retaining walls, single sided basement lining walls; suspended slabs and structural cores up to and including ground level.

The superstructure reinforced concrete works to the residential and commercial buildings comprised four slipform cores and structural topping to three steel frame structures as well as to the residential and commercial blocks. The main residential tower was constructed using slipform for both the core and Vierendeel walls at the slab edge. A five-storey perimeter safe screen was installed to provide a safe working environment for the reinforced concrete slab construction as well as Metsec stud walls, balconies and glazing.

Achieving the BREEAM ‘Excellent’ rating for both residential and commercial elements of the development was an essential requirement for British Land. We were able to support the attainment of key credits based on material selection, waste management, community engagement and energy usage.
