Crown House is a 17-storey mixed use development adjacent to a Grade II listed tabernacle church. The site forms part of a regeneration scheme delivered by Be First for Barking Town Centre, providing much-needed social housing along with commercial space and community facilities.
Our work was completed on time and to budget, resulting in a commendation from the client on our programme efficiency.
Piling
Challenging Ground Conditions

The strata proved challenging, with sub-artesian water pressures at a depth of 21 m and a band of limestone (ranging between 0.8 to 2 m in thickness) sitting directly below the sub-artesian water. Despite these challenges, modified drilling techniques were successfully employed using our Soilmec SR-95 piling rig fitted with air injection and the augers were modified to eased the boring process.

Piles were installed as 600 mm and 750 mm diameter continuous flight auger (CFA) piles. We needed to carefully consider concrete specification and mix design to facilitate the installation of cages up to 16 m in length and central bars up to 24.3 m in length. To reduce congestion on site, we successfully installed all cages to their scheduled design levels without the use of cage vibrators.
